Homes Tasmania’s role is to increase the supply and affordability of homes and we are committed to delivering more mixed-tenure developments. Homes Tasmania would like to deliver a residential development on this site.
The Department of Defence owns the site and has identified it as surplus to its needs. Homes Tasmania is working with the Department of Defence to acquire the site and rezone the land under the Housing Land Supply Act 2018. This Act allows for appropriate government land to be rezoned for residential development by Homes Tasmania through a Housing Land Supply Order (HLSO). Approval of the HLSO through both Houses of Parliament allows for the planning scheme to be amended to allow the land to be rezoned.
What is planned for the site?
Work has progressed on the concept design of a 75-dwelling development that will provide social and affordable rental housing on the 0.86 hectare site in an area of high demand.

Other consultation opportunities
The Housing Land Supply Act 2018 allows for appropriate government land to be rezoned for residential development by Homes Tasmania through a Housing Land Supply Order (HLSO). Approval of the HLSO through both Houses of Parliament allows for the planning scheme to be amended to allow the land to be rezoned. HLSOs have a 28-day public consultation period with the State Planning Office which is advertised. ‘Interested persons’ including neighbours are given written notice.
Homes Tasmania plans to lodge a development application for the subdivision in the first half of 2025.
