Homes Tasmania wants to provide places to live at 1 Ironcliffe Road that will meet the changing needs of current residents, provide options for key workers that are delivering essential services on the Coast and provide affordable options so that Penguin is a place for everyone.
Community consultation in 2024 was supportive of affordable and social housing in Penguin and the concerns raised were primarily in relation to the proposed housing density.
An updated master plan is now available for consultation. The key changes include:
- reduced lot density by almost 20 per cent, from 55 to 45 lots
- reduced permitted building height across the site to two storeys to be consistent with surrounding properties
- increased lot sizes, including the minimum permitted lot size for single dwellings which has increased by 48 per cent and
- increased public green space and connectivity through the development.
Consultation on the updated master plan will be open between Saturday, 1 March 2025 until close of business Monday, 31 March 2025.
Community members are invited to attend one of the planned community sessions to find out more about our new plan.
Sessions will be held on:
- Tuesday, 11 March 2025, 4pm-7.30pm; and
- Wednesday, 12 March 2025, 9.30am-noon, 5pm-7.30pm.

Feedback is open until close of business Monday, 31 March 2025 and will be included in the submission to the State Planning Office to rezone the site.
